26 Point Check List

Our 26 point check list is designed to address situations you commonly see along the Oregon coast.

Exterior of Home

  • Remove junk mail/flyers from mailbox and front door
  • Inspect yard and planting beds for trash and weeds
  • Monitor landscaping
  • Perform visual inspection of siding, roof, and gutters for obvious issues
  • Check for drainage issues
  • Check doors and windows for signs of break-in
  • Inspect for vandalism
  • Inspect for obvious insect infestation or pest presence
  • Check exterior lighting
  • Check pool/spa for obvious issues

Interior of Home

  • Ensure security system is functioning
  • Check fire/smoke/CO2 alarms
  • Check temperature/humidity settings on thermostats
  • Check for vandalism
  • Inspect for obvious pest presence or insect infestation
  • Check for water leaks
  • Run water in sinks and baths – check under sinks
  • Flush stagnant water in toilets
  • Run garbage disposal
  • Check appliances (cycle dishwasher & washing machine monthly)
  • Check windows and doors
  • Check lights and fans
  • Check breaker box
  • Check water heater/water system
  • Inspect air filter(s)
  • Change timers on lights

Home Watch IT Reporting Services

During our visit we follow our 26-point check list for interior and exterior reporting. We provide a GPS and time stamped report that is emailed upon completion of each visit. Local Representative/Contact

A local representative is a person who is to be contracted by local residents and/or city staff to promptly address and resolve potential complaints and violations that arise from the renting of the house that you have agreed to be the local representative for.

The following is a list of what is expected of a local representative:

A local representative must provide the City with a daytime phone number, after-hours/weekend phone number, and email address where he or she can be reached. The phone numbers will be distributed to the VRD’s neighboring residents so that they may contact the local representative when issues or violations arise.

Local representatives are expected to do the following when needed:

Local representatives are expected to do the following when needed:

  • Pick-up trash or recycling that has spilled
  • Promptly resolve parking violations by contacting the renters directly by phone or in person if needed
  • Promptly resolve noise violations ( such as late night disturbances ) by contacting renters directly by phone, or in person if needed
  • Promptly resolve any other issues that are time sensitive

    A local representative must be willing to resolve the above issues regardless of the time of day.

    ( Local representatives are not expected to directly intervene in matters where police invovlement is most appropriate, such as situations involving physical violence ).

    A local representative must be a PERMANENT resident, residing with ten (10) miles of Lincoln City’s urban growth boundary or an employee of property management company with a physical office with ten (10) miles of Lincoln City’s urban growth boundary. All local representatives must provide documentation to City staff that demonstrates compliance with this request.

    Acceptable documents are: 

    • A valid Oregon Driver’s License or ID card with current local address on it.
    • A valid Tribal ID card with current local address on it.
    • A voter registration cardA long-term ( 1 year +) rental agreement for local property.

    Client Liaison Services

    We can schedule time to meet contractors at your property, pick up/mail packages, receive deliveries, purchase supplies, retrieve lost Roombas and troubleshoot security devices. 

    Emergency Services

    We are on the IconiPro Security Alarms Response referral list (click to download FAQ) providing services for Lincoln County. We answer fire / police alarms provide local contact. In the event of an emergency, we will address any issues in your behalf. We will operate in a safe manner and then contact you.

    In a non-emergency we will contact you and discuss further solutions.

    Pre and Post Storm Assessments

    Pre-Storm Assessment: Assess the property prior to major storms, secure or stow lawn/patio furniture, grills, garbage cans etc. Provide pictures and report to document the visit.

    Post-Storm Assessment: View the property for down limbs, water leaks, view interior and exterior of the property reinspect with 2-3 days depending on severity of the storm. Provide pictures and report to document the visit.

    Key Holding

    We can maintain property keys for guests check ins and check outs.

    Concierge

    Opening/closing visits for rental clients, golf tee times, whale watching tours, deep sea fishing reservations, bi-plane ride reservations, provisioning such as fresh flowers, groceries, liquor stocking and other services as requested.

    Landscape Maintenance

    Mow grass, edge lawn, prune shrubs, remove trash, window cleaning for single level homes and power washing.

    All our services can be integrated with your cleaning/rental management company.
